From boutique luxury to large resorts ideal for meetings and events, an exciting new slate of hotels is set to open across the United States this year.
Among them, you’ll find a few themes emerging, including more curated experiences that share well on social media; “heritage luxury” focused on history, architecture, and storytelling; and destination-driven properties that integrate local culture to give your clients a sense of place rather than just a room.
ARIZONA
The Canyon Suites at The Phoenician, a Luxury Collection Resort, Scottsdale | Luxury Hotel
The Phoenician, a member of the Marriott Luxury Collection, has added eight exclusive two-, three-, and four-bedroom stand-alone villas set against Camelback Mountain. They come with a dedicated pool complex, private chef service, in-room spa treatments, and their own golf carts; the resort’s many amenities also include eight restaurants, an 18-hole championship golf course, and 69 meeting rooms—with the added bonus of full resort access.
CALIFORNIA
Casa Mani Resort Napa Valley, Curio Collection by Hilton
Hilton’s Curio Collection expands to Napa this year with the region’s first downtown urban resort. With 203 guestrooms and suites, the boutique luxury property will feature wine-focused programming, elevated indoor-outdoor gathering spaces, several dining options, resort-style amenities, and versatile venues for meetings and celebrations. In May, it will add a steakhouse and The Spa at Casa Mani.
The Huntington Hotel, San Francisco
San Francisco’s iconic Huntington Hotel, operating since 1924, reopens after a major renovation that refreshed its guest rooms. In addition to sweeping elevated views of the city, it offers a prime Nob Hill location near the city’s cable car lines and Union Square.
The first Six Senses resort in the United States, situated on a picturesque wine country estate, will offer 89 resort rooms and tent suites, indoor and outdoor thermal experiences, a spa, and gourmet culinary and wine experiences. The first-of-its-kind wellness-focused property will appeal to high-end clients seeking immersive spa programming and experiential luxury in Napa Valley.
COLORADO
A new build by the boutique luxury brand is making its western debut, adding a mountain destination to the six East Coast properties already in its portfolio. An easy walk from the Aspen Mountain gondola, the new property will offer a mix of guestrooms, suites, and residences, along with an après-ski restaurant and bar.
FLORIDA
The Garden Hotel & Resort | Fort Lauderdale Beach Hotel
This new laid-back, family-friendly, four-star hotel features three outdoor swimming pools, The Terrace at The Greenhouse for poolside lunch and beverage service, a putting green for the kids, and free complimentary electric vehicle transportation to the beach or shopping. It’s a practical choice for families seeking a value-oriented beachside stay.
Naples Beach Club, A Four Seasons Resort
Four Seasons’ first beachfront resort on Florida’s west coast, this 125‑acre property in the heart of Old Naples (the footprint of the former Naples Beach Hotel & Golf Club) features oceanside pools, a 30,000‑square‑foot spa, a racquet club—and soon, a Tom Fazio‑designed 18‑hole course. The resort’s expansive grounds and many recreational offerings for all ages make it a strong fit for luxury-focused clients seeking a multi-generational beach vacation.
Omni returns to the South Florida region for the first time in more than two decades with its 29-story, 801-room new build, ideal for meetings, conventions, and cruise clients. The resort’s direct connection to the Broward County Convention Center and easy access to Port Everglades cruise port make it ideal for group business and pre- or post-cruise stays.
Signia by Hilton Diplomat Beach Resort
Hilton’s iconic beachfront convention resort, on a barrier island between Miami and Ft. Lauderdale, is undergoing an extensive renovation of its public spaces, amenities, meeting facilities and dining concepts as it transforms into Hilton’s upscale Signia brand. Designed to inspire guests to connect and unwind, it sports a new Infinity Pool deck, poolside cabanas, beach club, top-rated spa, and tropical-inspired cuisine.
The Vineta Hotel in Palm Beach | Oetker Hotels
From its Mediterranean Revival architecture to its lush courtyard to Coco’s, its destination restaurant, this first U.S. property being managed by Oetker Hotels (which also oversees the Hotel du Cap-Eden-Roc and Le Bristol Paris) feels like a step back in time to its 1926 landmark Palm Beach roots. Formerly The Chesterfield, the boutique hotel’s 41 rooms and suites have undergone a top-to-bottom renovation by London-based Tino Zervudachi. And kids and pets are welcome.
voco Sandpiper, Port St. Lucie
This newest addition to the handful of all-inclusive resorts on U.S. soil offers family programming, an adults-only infinity pool, free non-motorized water sports, tennis and pickleball and mini golf—plus three meals a day and alcoholic and non-alcoholic drinks. HAWAII
Hale Hōkūala Kauaʻi, Curio Collection by Hilton
Hilton’s premier luxury option on Kauaʻi, a 210-room new-build, debuts this fall, with a signature restaurant overlooking a tropical lagoon, a Jack Nicklaus Signature golf course, 2,000 square feet of indoor and 10,000 square feet of outdoor event space for destination weddings and meetings, and easy access to the golf course at Hōkūala—all just two miles from Lihue Airport.
One&Only Moonlight Basin, Big Sky, Montana
One&Only’s debut in the United States is a mountain retreat set on 240 acres, with 73 guest rooms and 19 cabins. A curated art collection and handcrafted furniture set the background for ranch-to-table dining, indoor and outdoor pools, a spa, and a purpose-built boardroom with floor-to-ceiling mountain views and an attached private library. Its secluded setting and high-end, cabin-style accommodations will appeal ultra-luxury clients seeking privacy and outdoor adventure.
NEW YORK
The fourth Kimpton to join the brand’s NYC lineup, Kimpton Ashbel has transformed the historic 1928 70 Park Avenue Hotel into a stylish boutique retreat with a lively rooftop and restaurant scene, a prime walkable location—and pet-friendly stays with no fees (a staple of Kimpton properties).
NEVADA
A full overhaul of The Cromwell Hotel (across the street from Caesars Palace) is underway as reality star Lisa Vanderpump expands her hospitality portfolio to usher in her first-ever hotel property. With a strong emphasis on dining and nightlife, the hotel will sport a rooftop pool and an event space. Expect a younger scene here, as the brand appeals to couples and girls’ trips.
RHODE ISLAND
Newport’s iconic 1926 Hotel Viking is undergoing an extensive renovation just in time for its centennial anniversary. Its new food and beverage program, being led by Chef Robert Andreozzi, features four new dining concepts, including an overhaul of its famed rooftop venue. Its central downtown location makes it an easy base from which to explore Newport’s harbor and historic mansions.
SOUTH CAROLINA
This all-new luxury waterfront boutique on Charleston’s evolving harborfront offers sweeping harbor views from 191 rooms and suites, and details like shiplap wall paneling, oak floors and Juliette balconies. There are three restaurants, including one at poolside, and an all-day café; a 7,000-square-foot spa and a state-of-the-art fitness center; an infinity pool and an on-site marina where you can hop on a Hinckley yacht for a quick ride.
TENNESSEE
Dolly Parton’s SongTeller Hotel | Nashville, Tennessee
Lovers of country music in general, and the 11-time Grammy-winning singer and songwriter in particular, will enjoy this new 245-room property that features live entertainment venues, the Dolly’s Life of Many Colors Museum, and dining and rooftop cocktails overlooking the Cumberland River. Scheduled to open in June, the 12-story building—with its sure-to-be-iconic guitar-shaped entryway—will include a rainbow-hued Listening Lobby playing Dolly’s hits every hour, 250 music-themed rooms and suites with in-room guitars and record players, and Dolly’s Life of Many Colors Museum. And of course live music will be playing, in a performance venue and a piano lounge.
UTAH
This brand-new offering, just steps from the Jordanelle Express Gondola, promises easy ski-in/ski-out access—with a ski reception lobby and ski locker room, plus a host of restaurants, a pool and hot tub, steam room and sauna, fitness center and golf simulator. There will also be meeting and conference facilities, as well as two levels of underground parking.
